I was born in Kingston and I am based in Montego Bay today, so I tend to look at Kingston real estate from both a local and an islandwide perspective. The capital has a different rhythm from the North Coast, and buyers need to assess it differently.

Kingston is a deep residential market with apartments, townhouses, detached homes, hillside properties and investment units serving people who live and work in the city. My role is to help a buyer move beyond the broad label of "Kingston" and focus on the location, building or community that fits the way they intend to use the property.

New Kingston and the business core

New Kingston is Jamaica's principal business district and has a concentration of hotels, offices, apartments, restaurants and services. For buyers who value a central location and managed apartment living, it is one of the areas that naturally enters the conversation.

With apartments, I look closely at the strata, maintenance costs, parking, security, backup services, the age and management of the building, and the resale or rental audience.

Hope Road, Liguanea and nearby residential areas

The Hope Road corridor and the communities around Liguanea put buyers close to schools, shopping, restaurants, embassies and major institutions. The housing mix is broad, so I compare the specific street and property rather than making assumptions from the neighbourhood name alone.

Barbican, Jacks Hill and the hills

Buyers looking for more residential space, elevation or views often move the search into the hills above the city. Here, access, road conditions, slope, drainage, retaining structures and property maintenance can matter just as much as the view.

Kingston as an investment market

Kingston attracts long-term residential demand from professionals, corporate tenants, returning Jamaicans and people who need to be in the capital for work. That does not make every apartment a good investment. I compare asking prices with relevant transactions, likely tenant demand, maintenance and strata costs, furnishing, vacancy assumptions and the condition of the building.

The National Land Agency's JAMPROP database is one of the official sources available for registered property sales data, and I believe buyers should use evidence rather than relying only on advertised prices.
